Hello Group, Blessings to Greall and everyone else on dis forum
I would like to know if anyone has any insight on property and property values in the deep South, Princess Town, St. Mary's, New Grant, Muruga area etc??? Location and size are all factors
but for dis post let's just consider average size for the average person, no high rollers here.
What are prices looking like for residential property land and Houses in 2009?
This is real nice side of Trinidad if you like a little slower more community based family living.

I'd say the avg price wld vary in the different areas eg P/Town would cost more $$ than say Moruga or St Mary's. I know of a split level house on 1 1/2lots cost over $1m

Deep South is really more Point Fortin La Brea Icacos etc.
Land is in the $70 per Sq ft in the suburbs of Sando-over 100 in the Palmiste,Gulf View area.
Commercial Land probably about 200 -300 in Sando
As you move out it becomes site specific-and varies significantly.

There is great deals to be had in South, I already own property in New Grant. South people real nice and helpful..I just haven't been back for over 1 year.

Your right Point is deep south but that's not my scene man....I Like P-Town and surrounding areas.
Too slow for most but that's okey for me.....Just had a friend send me some classifieds that arrived today and you can get some real nice homes from 300-500 TT...Not much land though about 1 lot but that is good enough. Also up by St Mary's, Indian Walk and surrounding areas is still affordable it appears from the classifieds.

where you getting house and land for 300K ... even in bush I cantget tht :?
BTW, p/Town is land tht is 'young' land and is prone to shifting. so its not good place to build.

Go check St. Mary's and Indian Walk, Muruga areas for those low prices.....The houses are not new and big like maybe some people like but for a good starter home (w/charecter and a little work)they are there...Too many Trini's, I know gone yankee and everyone wants a BIG NEW HOME...and that is okey if you caan afford it...... but for me, a little 2 bedroom on stilts real nice (and I will still have some money left over for a Stag) and you can always fill in the bottom half as you get more money...If yuh want something big and new then, I agree, your gonna pay much more...even in South..

I doh want no starter home and then yrs later I have to restart again :?
HDC do starter homes, we more do incremental homes sola, with just the basic rooms then extend when u have more $$. I dont doubt that Moruga and Indian Walk wld have homes for that price but its the condition of the house that wld be in question. But like Mkris7 said, u can use it as a 'starter' home.

yea many people i know did the incremental building.
Ah see ah house in Erin for $350K being sold by the bank but its in bad condition and the bank has it listed as fair condition :lol:
